The data below is based on a selection of recent sales
activity in our market area for April, 2008 as drawn from regional MLS
data. Note that we have calculated the "average" discount from the
reported "Asking" and "Selling" prices for these properties to give some
indication of what amount of bargaining or negotiating is "typical" in
this market area. The links below will permit you to review the actual
sales data used in our calculations. These are fairly large files and
may take some time to open. |
Condos:
More of the same, buyers rule: April
numbers are in. Buyer strength remains unchecked and bumps up a bit from last
month's readings. Discount rate which was recorded at 8.02% in March bumped
up to 8.89%. Sales at-or-above asking price (a/k/a the "Mortgage Fraud
Index") remained in stable territory at 9.5%, basically unchanged from
March reading of 9.6%. We have had a number of recent incidents in
which Buyers making offers were instantly outbid and unable to enter
contract for properties so (a) Sellers are willing to "deal" and (b) if it's
priced right it is going to move.

Recent Sales Homes:
Buyers on Steroids: Single-family results for
April, 2008 came in with discount rate at10.2%, up from March rate of 8.06% and
continuing the trend from February results of 7.35%. Sales at-or-above asking price
increased from 7.69% to 12.5% but given the very small number of sample sales in
this category I would not make much of this as a strength indicator until the
sales volume picks up.
