The table below shows a selection of recent sales activity (11/1/01-11/30/01) in our market area as drawn from regional MLS data. Note that we have calculated the "average" discount from the reported "Asking" and "Selling" prices for these properties to give some indication of what amount of bargaining or negotiating is "typical" in this market area. This can be found in the bottom right-hand portion of the table.
Again, despite the recent terrorist horrors, the presumed impact on tourism, the possible impact on foreign buyers seeking shelter and security in US investments, and the impact of the now-official recession, the market remains amazingly strong. The discount rate has loosened slightly since our last calculation (5.95%) and at 6.30% is still very narrow. Our reading on the increase on discounts is that it reflects increased inventory in this category. It is interesting to note that the individual transactions appear to cover a wide range of bargaining outcomes, with some sales selling well above asking price as well as others reflecting a deeper than usual discount. This might be interpreted as a reflection of continued uncertainty as to the direction the market is taking over all. However, our benchmark for a typical market in this area places Seller discounts from asking price at closer to 10% than to 0%, so on the whole we cannot but continue to read these numbers as positive for Sellers.
