The table below shows a selection of recent sales activity (12/1/01-12/31/01) in our market area as drawn from regional MLS data. Note that we have calculated the "average" discount from the reported "Asking" and "Selling" prices for these properties to give some indication of what amount of bargaining or negotiating is "typical" in this market area. This can be found in the bottom right-hand portion of the table.
December's results clearly indicate a weakening of Sellers' bargaining position and the effects of recession, slightly higher mortgage rates and the terrorist attacks of September, 2001. Since our last calculation (6.30%) the discount rate has jumped to 7.24% indicating increased Seller weakness, increased inventories on the market and Buyers' reluctance to pay top-dollar in an uncertain marketplace.
However, if one examines the data closely, there appears to be greater than usual "spread" in the discounts. Rather than being grouped closely around a "mean" of 7%, they are either very large or small to non-existent. That is, we appear to have an unusually high number of overpriced properties which were sold at very deep discounts, up to 16% and more from asking price, and a larger number of sales that settled very close to asking price or even above. This patterns suggests that many of the "unmotivated" Sellers in the marketplace finally got a "reality check" while the well-priced properties sold at or, even, above the asking prices.
